What is it?

How long will CleanGrip® last and what kind of results will I get?

·      CleanGrip® will last six months to one year.  In the hospitality industry CleanGrip® is usually applied bi-annually.  This bi-annual application procedure has proven since 1993 to eliminate over *99.99887% of the slip risk opportunity.

How Does CleanGrip®Work

As previously mentioned, CleanGrip® Anti-Slip Cleaner and Slip Resistant Bathtub Treatment is not only a cleaner but a proprietary chemical formulation that releases the build-up of polymerization from the pores of mineral based surfaces.  These actions either create or restore the slip resistance of the original surface, thus raising the coefficient of friction.  One treatment releases surface buildup by breaking down the process of polymerization. 

 

What is polymerization?

Polymerization is a chemical process that occurs when smaller molecules bond together to form larger molecules.  In the case of tub or floor surfaces, cleaning chemicals along with grease, oils and water hardness combine to produce a dense, impenetrable substance.  This waxy-like substance is very slippery (especially when wet).

 

Use CleanGrip® to keep your tubs clean and bright!

Household and industrial cleaners are made from fatty acid ester and an Alkali (usually Sodium Hydroxide) with Glycerol as a by-product.  Soap is usually a specific type of salt, the Hydrogen of the fatty acid being replaced by a metal, which in common soaps is usually Sodium.  Soaps lower the surface tension of water by using other substances called surfactants to increase the emulsification of fat bearing soil particles.  Common surfactants such as Sodium Phosphates and Rosin are commonly added to the process to soften the minerals in the water.  When the soaps are applied to a ceramic or porcelain surface, a thin film of residue is left behind to dry.  The next time this film comes in contact with water the soap will again weaken the surface tension of the water and make the surface slippery.   Soap films will also fill the pores from the micro etching as well as the factory imbedded anti slip pattern in some bathtubs and showers, and the surface will lose the integrity of the slip resistance and make the surface grayish and appear dirty.  CleanGrip® leaves behind no residue and keeps the surface clean and bright.  CleanGrip® is safe for the environment too.  When it is washed down the drain, it reacts with the Calcium in the water and fluorinates it into Calcium Fluorinate which is a natural substance found in nature.

SELF INSTALLATION INSTRUCTIONS

 

When used as directed, this specially formulated treatment program will assist you in keeping your bathtubs, floors and other surfaces clean and anti-slip. Follow the instructions provided and do not change any of the process. If you have any questions, please call 1-877-882-4747

 

 

STEP 1:    FOR INSTANT RESULTS

Directions for the application of 
CleanGrip®  ANTI-SLIP CLEANER

 

·        Close the drain and put on rubber gloves.  USE UNDILUTED. Spray the CleanGrip® treatment onto the surface of the tub and wait about 30 seconds

·        Use an applicator pad and spread the treatment evenly around the entire base
of the tub.

·        Wait about 3 to 8 minutes.  (Depending on how grayish the tubs looked and how white you want them to be)  Again, lightly brush area with applicator pad.

·        Open drain, turn on water and flood rinse tub using applicator pad to assist in swishing water around tub.

·        The tub is now ready for use. 

 

There will be no residue left in the tub and the tub does not need to dry

 

IF YOUR TUB OR MAT HAS THAT GRAYISH LOOK

FOR THE REMOVAL OF A BUILDUP OF SURFACE RESIDUE - APPLY THE CleanGrip® TREATMENT AND LEAVE IT ON THE SURFACE FOR AT LEAST 10 MINUTES.  THEN SCRUB LIGHTLY AND RINSE.   EACH APPLICATION WIIL ASSIST IN MAKING THE SURFACE CLEANER AND BRIGHTER AND ADDITIONAL APPLICATIONS WILL NOT HARM THE MAT OR TUB.

 

STEP 2:  DIRECTIONS  FOR MAINTAINING THE NON SLIP SURFACE AND TO KEEP THE TUB OR FLOOR CLEAN DAILY

 

·        Mix a solution of 4 ounces (1/2 cup) of CleanGrip® Anti-Slip Cleaner with one gallon of water. (Will clean about 100 tubs)  (Or  put 1 ounce of CleanGrip® into a 32 oz. spray bottle and fill with water – will clean about 25 tubs).  Spray onto the surface; let it remain on the surface for about 5 minutes.  Rinse.

·        Use daily.

In the Hospitality Industry it will be necessary to treat the tubs anywhere from 1-2 times per year.  The example below assumes a facility that has 100 bathtubs.  If the tubs are treated once per year and cleaned daily with CleanGrip® Anti-Slip Cleaner, you will need one TBG-401K and two TBG-404 cases annually (about 12 gallons).

 

 

When used as a daily cleaner, 1 gallon diluted will clean 3200 tubs. 

If you clean each tub once per day you will need about one gallon per month.   

1st treatment:  One gallon divided by 100 = 50¢ per tub per month, less then a two pennies a day

Daily cleaning: 36,500 (100 rooms times 365 day per year) cleanings annually = 1.6¢ per tub

(less then 2¢ per tub per day)

        

 Proven Results

 

For example, from 1998 through 2004, Advanced Safety Products Company provided Anti-Slip Cleaning Chemicals, called TubGrip™ and CleanGrip® to Prime Hospitality Corporation to help them eliminate a sizable percentage of slip/fall claims, reduce their damages and offer them less exposure.  Prime consisted of approximately 200 Hotel Properties branded as AmeriSuites and Wellesley Inn and Suites, the majority of which Prime either directly owned or directly managed.  All 200 Properties were instructed, on a Bi-Annual basis, (every six months), to apply the CleanGrip® Non slip cleaner to each of their bathtubs.  They were educated on how to apply the product utilizing an instruction sheet enclosed in each case, and the work was usually done through the Engineering Department.  Additionally, ASP provided the property with an Audit Sheet on which the installer of the CleanGrip® records the date of application, the room number and his initials.  This Audit Sheet (attached) is kept with the General Manager and serves as documentation for additional protection for the property.  Each of these properties is comprised of various numbers of rooms ranging from 67 rooms to 427 rooms with the average size being about 125 rooms.  Each room has a bathroom and a bathtub.

 

If each property has 125 rooms and on any average day, assuming about 70% occupancy, there is the potential for 17,500 bathroom slips to occur.  In the course of one year approximately 6,387,500 (6.4 million) potential bathroom incidents may occur. 

 

Data compiled (Zurich Insurance Loss Reports, available upon request) indicates how many slip/fall claims occur on a monthly basis.  Since February 2004, the most recent reports in my possession, Zurich Insurance Company had handled approximately 6 bathroom related claims per month for Prime Hospitality Corporation.   Some of these on closer inspection turned out to be trips, medical problems or circumstances other then a slip/fall.  The average cost of a slip related injury exceeds $12,000. (Wausau Insurance), the average cost to defend a slip and fall lawsuit is $50,000 (National Food Service Industry).

 

These 72 claims, annualized, represent approximately .0011273% of the potential slips that could have occurred and an annual 71% decrease in claims from the programs’ inception.  The application of CleanGrip®, on a regular Bi-Annual basis offers about 99.99887% protection from slip/fall claims.  

 

According to Prime Hospitality, the 71% reduction in claims represented a savings of over $2,000,000 per year.

 

 

WHY DO TUBS

GET THAT GRAYISH – DIRTY LOOK

 

Most housekeeping departments use alkaline cleaners as their daily tub cleaner.  Alkaline cleaners are meant to encapsulate a dirt molecule, lift it into suspension and wash it down the drain.  If the staff member does not use an abundance of water in the rinse cycle, then the encapsulated dirt molecule does not wash down the drain.  It remains on the surface of the tub and imbeds itself into any micro etch, or the factory installed anti-slip surface, thus filling that groove or etch with debris.  That debris fills in the groove or etch and creates a smooth surface which can become slippery when wet, and over time will certainly become gray looking.   This is precisely why hotel tubs get that grayish, dirty look on their bottoms.  Using an abundance of water when rinsing will assist in keeping the tub clean and anti- slip.  If you must use an alkaline daily cleaner remember to use an abundance of water when rinsing.

 

GETTING THE GRAY OUT

 

When using an acid cleaner such as CleanGrip®, the dirt molecule is actually emulsified (disintegrated), and the housekeeping staff member does not need an abundance of water to rinse.  This saves time.  As a bonus, any debris sitting in the grooves are targeted, so even after one application, the tub will be cleaner, brighter and whiter.  The more regularly CleanGrip® is used, the cleaner, whiter and more slip resistant the tub will become.

 

 

 

 

Using CleanGrip® on Fiberglass or Plastic surfaces

 

In the hotel environment, many bathtubs, shower stalls and spa tubs are made of fiberglass or plastic.  While these tubs usually come from the factory with an anti slip surface, sometimes factory etched, they can and do get dirty and slippery over a period of time.  As with any surface, grime in the form of discarded body cells, dirt molecules and remnants of soap residue build up on the surface and gradually fill in any pores that are there to prevent hydroplaning or slipping.  Daily cleaning using a typical alkaline cleaner does not remove all of this buildup unless an abundance of water is used during the rinse cycle.  The surface may then become slippery or grayish looking.  CleanGrip® was designed to be used on natural surfaces such as porcelain or ceramic with the intention of creating an etched surface that would eliminate a potential slip hazard.  Fiberglass is man made, so CleanGrip® cannot etch the surface.  Since the typical fiberglass bathutb comes from the factory with an anti slip surface, using CleanGrip® brings that surface back to its original, clean and anti slip properties.  In most circumstances, the fiberglass surface is slippery because the factory installed anti slip surface has become clogged with microscopic dirt and skin molecules, and this can be seen upon inspection as the surface will appear grayish or dirty.  Again, using more water when cleaning will prevent that buildup from occurring as quickly.  CleanGrip®  has been found to be very effective on these fiberglass surfaces in eliminating the grayish look by emulsifying that buildup of dirt and skin molecules and washing them down the drain.  As previously stated, an acid cleaner is much more effective in eliminating any molecular buildup then your typical alkaline cleaner. CleanGrip®  will not harm the fiberglass or plastic.

 

 

 

CLEANING PORCELAIN AND FIBERGLASS BATHTUBS

 

ALKALINE BASED CLEANERS
OR ACID BASED CLEANERS?

 

Slips and falls in hotel bathrooms are all too common.  Rubber mats, permanent mats and manufactured surfaces afford some protection, but none work well without a huge amount of maintenance and a huge cost associated with the labor involved in that maintenance.  Rubber mats coats about $6.00 per tub, have to be replaced regularly and most guests are reluctant to use them.  So called permanent mats last less then one year, get dirty because their anti slip surface attracts dirt, they cannot be cleaned and they come up especially around the edges.  They become unsightly and replacement involves removal with adhesive (acetone) that are both toxic and dangerous.  Bathtub manufactured surfaces, last about four years on average, but once they are worn away, other protection is needed.

 

The most common method to increase slip resistance is periodic micro etching of the tub surfaces, which is the easiest and the most cost effective.  But the reality is that without proper cleaning, oils, cleaning residue and other organic molecules build up and negate the treatment creating a “dirty” look and the tubs become slippery again.

 

Given these conditions, the search continues for a cleaner that is cost effective, rapid action and easy to use.  The ideal cleaner is one that not only cleans rapidly and easily but one that enhances traction with every use.  CleanGrip® Anti Slip Treatment is our answer.  It cleans rapidly at a dilution of 4 ounces per gallon of water and does a small amount of micro etching every time it is used.  It should be used at least once at full strength to clean and correct any dangerous bathtub conditions.  Our micro etching process has been regulated so that daily use of the product would result in less than 0.0005 (five ten thousands) of an inch of tub surface being affected over a ten year period.  This small etching action  helps remove the polymerized soils and also helps to keep the tub clean.  CleanGrip® is a mildly acidic cleaner with a pH of the concentrate approximately 4.0 and the diluted solution between 5.5 and 6.0.  Coca Cola by comparison has a pH in the 2-3 range which is much more acidic.

 

There has always been the spirited discussion between the proponents of alkaline cleaners and those favoring acidic cleaners.  Given the realities discussed above we suggest acidic cleaners such as CleanGrip®   diluted.  The following information is designed to briefly define the function of the various components in cleaners.

 

     

SAPONIFICATION is the process whereby fats and oils are converted to soap.
The oldest soap in the world was made from animal fat mixed with lye 
(Sodium Hydroxide). Thus alkaline cleaners first evolved because they were able 
to convert (react with) the fats and oils and change them into something 
else (soap).  Additionally, alkaline cleaners were cheap and plentiful.

DISSOLUTION OR SOLVENCY is just what it sounds like.  A solvent dissolves the material it comes into contact with.  Examples are water, acting as a solvent for table salt,
or the now 
forbidden chlorinated solvents dissolving certain types of oils.
          
EMULSIFICATION is the process whereby one liquid that is not soluble in another is broken 
up into very fine particles and exists as a suspension dispersed throughout the other liquid.  The 
best example of emulsification is oil and water.  Usually mixing the oil and water results 
in two separate layers.  Add the proper emulsifying agent however and the oil layer will break 

up into millions of small particle evenly dispersed throughout the water.


SURFACTANTS are chemicals that lower surface tension.  Without getting into a detailed 

technical discussion as to why, lowering the surface tension of water for instance can speed
up 
the processes of emulsification or dissolution.

      

OXIDE REDUCTION is the reaction wherein an acid coverts a metallic oxide back to the 
element itself. The best example of this process is rust removal.  Hydrochloric acid will react

with rust (iron oxide) to produce iron and oxygen.  If a rusty nail in put into hydrochloric acid 
it comes out looking like it did when new but with a rougher surface.

 

Using the above definitions, the major differences between alkaline cleaners and acidic cleaners are the fact that saponification does not take place when using acidic cleaners and oxide reduction cannot take place when using alkaline cleaners.  Solvency surfaction and emulsification can be built into either an acidic or alkaline cleaner.  The quantity and quality of these components dictate how effective the cleaner will be.

 

Acidic cleaners are far move effective for bathtubs, particularly given the fact that rinsing is not always done properly, and saponification starts to convert some body fats and oils into soap.  Unfortunately, soap is not easily rinsed with water and is slippery by nature.  You feel the slippery nature of soap when you wash your hands.  Large amounts of rinsing must be performed to remove all of the soap.  Too often a tub that has been cleaned with alkaline cleaners shows a dark residue around the sides and in the manufactured textured surface.  Alkalis by their very nature are not as free rinsing as acids.  Using an abundance of water when rinsing will eliminate or reduce any alkaline buildup.

 

As stated earlier, CleanGrip  is an acidic cleaner.  It contains two different types of water soluble solvents that help to dissolve greases, fats and oils.  It contains surfactants and emulsifiers that
quickly emulsify solids and hold them in suspension.  It contains three free rinsing organic acids
that act synergistically to reduce small quantities of ceramic oxides, thus enhancing traction. 
Finally, it contains a small amount of a buffered etchant that also enhances traction by helping
to remove the polymerized materials from bathtub pores, and by providing micro roughness to
stand on.

*All carpet is different.  Some carpets may show no effect while others may show discoloration because of the way they are manufactured and the dyes that are used.  As with the use of all the chemicals in your facility, floor and carpet cleaners included, care should be taken around carpeting.  Simply mask off the carpet where it meets the tile surface or do not use CleanGrip™ within 1-3 feet of carpet.  The spray applicator will assist in the controlled use of the product.  Note:  As with all chemical products, clean up all unwanted spills as soon as possible.

Como mencionó anteriormente, CleanGrip® Limpiador pesado y Resbala Tratamiento Resistente de Bañera es no sólo un limpiador pero una formulación química propietaria que soltará el aumento de polimerización de los poros de mineral superficies basadas. Estas acciones o crea o restaura la resistencia de tropiezo de la superficie original, levantando el coeficiente de fricción. ¿Qué es polimerización?

La polimerización es un proceso químico que ocurre cuándo moléculas más pequeñas vincula junto formar moléculas más grande. El PASO 1: PARA RESULTADOS INSTANTANEOS Direcciones para la aplicación de CleanGrip® Limpiador pesado

 

• Cierra el desaguadero y pone guantes de goma. UTILICE PURO. Rocíe el CleanGrip™ tratamiento en la superficie de la tina y espere aproximadamente 30 segundos • Utiliza una almohadilla de aplicador y esparció el tratamiento uniformemente alrededor de la base entera de la tina •
